To check if a solicitor is on a lender’s panel, you can ask the solicitor or speak to the lender. It may be tricky to get through to someone at the lender’s offices, so the easiest option is often to ask your solicitor. What happens if your solicitor is not approved by your lender?

Your lender needs a solicitor to represent their interests in your property purchase in the same way that you need legal representation. The lender will want confirmation that the legal title is in order, search results are satisfactory, and that all necessary questions have been asked and answered.

When it is time for your mortgage advance to be ordered, the lender will need the solicitor to sign a certificate of title confirming that the property has a good and marketable title, including all necessary rights, and that there are no covenants that impose excessive restrictions. The solicitor will confirm that the property meets the requirements of the UK Finance Mortgage Lenders’ Handbook. If it does not, the solicitor will draw the lender’s attention to any discrepancies and seek their written confirmation that they are still prepared to lend.
