If you are buying a property with a mortgage, you need a conveyancer who is on your lender’s solicitors’ panel. This will give you the best chance of a smooth transaction, as your lawyer will be able to represent both you and your lender. We look at how to check if a solicitor is on a lenders panel and why this is important.
At Lockings Solicitors, we are on the solicitors’ panel for all major mortgage lenders. This authorises us to represent them and you in a property purchase.
We are also independently accredited by the Law Society, holding their Conveyancing Quality Scheme award. This recognises that we provide a high standard of legal advice, as well as excellent client care and robust management of risk.
We offer a FREE initial chat so that you can ask us any questions you may have and discuss the timescale for your transaction.
If you are looking for a conveyancer on your lender’s solicitors’ panel, call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold sales and purchases. We also deal with leasehold sales and purchases and newbuild purchases for local properties.
There is likely to be a delay if your conveyancer is not authorised by your lender. This is because you would either need to move to a different law firm, or the lender would need to use their own legal team to deal with the transaction on their behalf. With this option, you would generally need to pay the costs of this, alongside those of your own conveyancer.
Once you have selected a conveyancing solicitor that you want to work with, you can ask them directly if they are approved by your chosen lender.
Alternatively, you can ask your lender, although this may be a more time-consuming option.
At Lockings Solicitors, we are approved by all main lenders, including those on the list below. If you would like to check with us that we can represent you and your lender, please feel free to call us and we will be able let you know.
Moving house can be stressful, and we always aim to complete promptly. Our solicitors work from the start to avoid delays and keep the transaction moving forward efficiently. By following up on outstanding information and staying in frequent contact with other parties, we are often able to reach the exchange of contracts up to three weeks faster than the national average.
Should complications arise in a purchase transaction, you need the assurance of having a solicitor with the expertise to deal with matters effectively. All of our conveyancing team members have many years of experience and have handled a full range of problems. This means that we know exactly how to resolve matters, and we always take immediate action to do so, with the aim of avoiding hold-ups.
Conveyancers less able to deal with difficulties may not take the steps needed promptly enough, and there is a risk that a delay could lead to a transaction falling through.
We are on the approved lending panels of all major mortgage lenders, meaning we can represent them and you in your conveyancing transaction. This means that you can give your lender our details when you apply for your mortgage, and they will then be able to send your mortgage offer directly to us as soon as it is available.
We will carry out the due diligence work that they require, and once contracts have been exchanged, we will be able to order your mortgage advance from them in time for completion. They will require us to sign a certificate certifying that the property is good security for their loan. The work done before signing this includes investigating the legal title, checking that any property restrictions have been adhered to, and commissioning a range of searches.
Our clients appreciate the responsive service we provide during their time with us. We know that you will want regular updates, and we will ensure that you have these and that you know what stage has been reached.
We will give you as much notice as we can when we need something from you, such as information in respect of any related sale or when we need you to send us your deposit.
As well as the Law Society’s Conveyancing Quality Scheme accreditation, we are rated as Excellent by our clients, and hold over 900 reviews. Of clients questioned, 98% of them would recommend us to their friends and families.
Our conveyancing services are provided by experts in the field and represent great value for money. If you would like to discuss how much conveyancing costs, we can provide you with a free, no-obligation quote that will include any extra sums, such as search fees and Stamp Duty.
It is simple to get your conveyancing transaction started, and if you call us, we can talk you through the first steps. We offer a secure, straightforward conveyancing portal that you can use, if you wish, to provide us with the initial information we will need from you, including verification of your identity.
If you have a related sale, call us now, and we can provide you with the property information and fixtures and fittings forms to complete. By dealing with these early on, we can get your transaction off to a prompt start once you find a buyer and the chain is complete.
