If you are buying a property with a mortgage, you are strongly advised to find a solicitor on your lender’s panel. At Lockings Solicitors, we are on the approved panels of all main lenders, and we are authorised to represent them in property purchases.

Using a solicitor on your lender’s panel can reduce both the time taken to reach the exchange of contracts and the legal costs. If your conveyancer is not authorised to represent your lender, then the lender might need to ask their own legal team to carry out the necessary due diligence work on their behalf. You would generally be required to pay the costs of this, and there is also a risk that their lawyers might not be able to complete matters as quickly as your own solicitor.

How to find solicitor on lender panel

Once you decide which conveyancing solicitor you would like to use, you can call them to ask whether they are authorised by your chosen lender.

At Lockings Solicitors, we are on the lender panel for all major mortgage lenders. If you would like to check whether we can represent your lender, please feel free to ring us.

You can also ask your lender whether your solicitor is authorised by them, although this option could take longer.

Why you need a solicitor on your lender’s panel

If your solicitor is not approved by your lender, then you might be required to change to a different law firm partway through the purchase process. Alternatively, your lender might decide to instruct their own legal team. Both of these options will cause delays and extra expense.

How do we move you up to three weeks faster than the national average?

We work proactively from the start to ensure that not only does your purchase get underway promptly, but that momentum is maintained.

You can contact us straightaway if you are considering buying a property, and this will enable us to do some of the preliminary tasks now, so that we are ready to start work as soon as we receive the contract papers from your seller’s solicitor. This can be particularly helpful if you have a related sale, as there are lengthy forms for you to complete. You may also need to locate documentation to accompany them, such as planning consents or guarantees.

You can also obtain a mortgage offer in principle from your chosen lender. This should give you a clear picture of how much you will be able to borrow, and you can also put together the documentation they will need ready for your full application.

Once the transaction is under way, you should have a survey carried out promptly. If it reveals problems, then this will give you plenty of time to arrange for quotes to be done so that you can negotiate an allowance to pay for these.

We stay in close contact with the other parties during the conveyancing transaction. If we have requested further information, we will follow up regularly so that nothing is forgotten or left until the last minute. We will work with the estate agents to ensure that the other parties in the chain are also moving matters forward effectively.

Lockings have acted on our behalf for the sale of several properties over the years, most recently three at more or less the same time. Having used many solicitors in previous times on many properties I can sincerely state that Lockings are without doubt the best I’ve ever encountered.
