TSB solicitor panel

When you buy a property with a TSB mortgage, you should use a conveyancer on the TSB solicitor panel to represent you. If you do not, there is a high risk of delays and extra expense.

At Lockings Solicitors, we are on the TSB solicitor panel. This means that they have approved our solicitors to represent them in property purchases. If you are taking out a TSB mortgage, we can represent you and your lender together, carrying out the necessary due diligence work and reporting to them on the legal title and other issues.

You can give our details to the TSB, and they will then be able to send us your mortgage offer. Once it is time to complete your purchase, we will be able to order your mortgage advance from them directly.

This means that your conveyancing transaction will be as seamless as possible.

We are accredited by the Law Society, and routinely recommended by our clients to their friends and families.

We offer a FREE initial chat so that you can ask us any questions you may have about purchasing a property with a TSB mortgage. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country.

Your conveyancing solicitor will keep in touch with the other parties throughout, ensuring that they are also focused on an early completion. If information is outstanding, we follow up regularly, and we keep an eye out for potential delays so that they can be handled straightaway.

A high level of expertise – unfortunately, legal complications can arise during the conveyancing process. Our solicitors are highly experienced and regularly deal with a full range of challenging legal issues. This means that should there be difficulties with your purchase, we will know exactly how to resolve them. We will tackle them promptly and efficiently, reducing the risk of your transaction falling through.

We are responsive – we know how frustrating it is if you are moving house and you have questions to be answered. If you ring us, we will make ourselves available to speak to you as needed. If you would like us to call you, we will do so promptly. We are always happy to talk through your transaction and to discuss any concerns that may arise.

Approved by the TSB solicitor panel – we are authorised to represent the TSB in property purchases with a TSB mortgage. We will carry out the due diligence work they require and ensure they are happy to proceed. We are also approved by all other high street lenders. You could face issues if your conveyancer is not approved by your lender. You may have to switch solicitors or, alternatively, pay for your lender to use their own legal team, which will be costly and also probably slower.

We provide updates – it is important to know what stage your conveyancing has reached, so that you know when to start putting arrangements in place for removals and providing the deposit. We will let you have updates throughout the purchase process, so that you know how far along matters are and what is likely to happen next. If we need information from you, we will give you as much notice as possible and assist wherever we can.

Clear legal advice – legal issues will be explained to you in straightforward language, and we will make sure you are happy with everything before your purchase goes ahead.

Independently accredited – we hold the Law Society’s Conveyancing Quality Scheme accreditation, awarded to law firms who meet the society’s high standards in the provision of legal advice, client care, and risk management.

Of clients surveyed, 98% would recommend us – we are rated as Excellent, with over 800 reviews on Google, and our clients routinely refer us to their friends and families.

Great value for money – our services are great value for money for expert representation. If you would like a no-obligation conveyancing quote, call us now and we will set out the costs involved. We can also let you have figures for additional expenses such as Stamp Duty.

Free initial conversation – if you have questions, we will be happy to answer them. We offer a free chat so that you can discuss the conveyancing process and ask us anything.

When should I instruct a conveyancer?

You can speak to us now if you are intending to buy a property. Even if you have not yet had an offer accepted, we can take you through the first steps so that we are ready to start work immediately once you find somewhere to buy and the chain is complete.

We offer an easy-to-use and secure online conveyancing portal so that you can send us the paperwork we will need at your leisure. Alternatively, you can deal with matters by email or in person at our offices.

Dealing with preliminary matters now will help us get off to a quick start with your purchase. If you will also be selling a property, it can be even more beneficial to speak to us early on, as we will be able to let you have the property information and fixtures and fittings forms to fill in. These can take time to complete, and you may also need to locate documents to accompany them, for example, guarantees or planning consents.

How long does the conveyancing process take?

The length of time taken to complete a property purchase depends on several factors, including the length of the chain. We will not be able to exchange contracts until everyone in the chain is ready to go ahead.

Matters that can delay a transaction include where someone is:

  • Waiting for a mortgage offer
  • Being slow to provide documentation, eg. verifying their identity or for proof of funds
  • Using a gifted deposit, and there is a delay in the relevant paperwork being completed
  • Has a legal issue that needs to be resolved
  • Waiting for search results
  • Has a problem revealed by a survey that requires quotes from builders and a renegotiation of the price
  • Buying or selling a leasehold property, which requires a substantial amount of extra work
  • Missing documentation, such as planning consents

We always aim to identify and address potential issues early on to avoid hold-ups, and we are known for moving transactions forward effectively and achieving prompt completion dates.

If you are hoping to move as soon as possible, call us now, and we will start working with you straightaway.
