If you are selling a property, you will need to fill in form TA6, the seller’s Property Information Form. This provides information to buyers on a range of issues including boundaries, disputes and alterations.
Until recently, the form was only sent to the buyer’s solicitor with the contract once the seller had accepted an offer and the transaction was under way. A new version of TA6 is now available and this can be completed upfront, at the time the property is marketed, and given to estate agents.
The estate agent will then be able to provide the information to potential buyers before they make an offer. The aim is to reduce the time taken and the risk of a transaction falling through.
Until the new form becomes mandatory, sellers can use either copy of the form. Using the new version may help you to complete your sale more quickly.

The new form TA6 is intended to be completed by the seller and their solicitor at the same time as the estate agent prepares the sales particulars. The estate agent will then be given a completed copy of the form so that the material information can be included with the details in the listing.
Using the new form allows your conveyancer begin work for you earlier so that as soon as a buyer is found, the majority of information is available. The conveyancer will be able to send out the draft contract as soon as the estate agent provides details of the buyer’s solicitor.
This form is not freely available online because it can only be reproduced under licence from the Law Society. If you need a form TA6, we will be happy to provide this. We can email the form to you or provide it in another way if you prefer.
You will generally need a solicitor to assist in the completion of form TA6 to ensure that the information is handled correctly. If mistakes are made, you could face a claim in the future.
Some items, such as discovering what planning permissions or proposed developments exist in the local area will need enquiries to be made with the local authority. We can request this information and also obtain a copy of your legal title from the Land Registry, which will provide some of the information in respect of title number, tenure and restrictive covenants.
If you are using the new TA6, 5th edition, this is filled in as soon as you decide to market your property. The estate agent will then be able to provide potential buyers with the details. This can help them to make an informed decision about their purchase and reduce the risk of them pulling out later on if they become aware of certain information.
The new form is also intended to reduce the time taken to complete the conveyancing by providing a substantial amount of information upfront.
Trials have shown both a reduction in property transactions falling through and a decrease in transaction time when the new upfront information was provided upfront to buyers by estate agents at the time of viewings and before decisions are made on whether to make an offer.
Another advantage of the new form is that it gives your conveyancer the chance to spot any potential difficulties early on. They can then start work to resolve them straightaway, avoiding delays at a later stage. As well as making a transaction longer, delays can also cause buyers to pull out.
It also means the same form can be used by both the solicitors in the transaction and the estate agent which reduces the chances of conflicting information being given and means the seller doesn’t have to do everything twice.
