Santander conveyancing panel

Buyers purchasing a property with a Santander mortgage should choose conveyancing solicitors approved by the bank. At Locking Solicitors, we are on the Santander conveyancing panel, meaning we are able to act for them in your purchase, as well as representing you.

By choosing solicitors approved by Santander, you will avoid any extra charges that might be made if they had to instruct their own legal team, or if you had to switch solicitors partway through your purchase. It is also a more seamless process, with your solicitor able to liaise with Santander directly to report on the property and request the mortgage advance once contracts are exchanged and completion arranged.

Our conveyancing solicitors are highly experienced and used to dealing with complicated and high-value transactions. Should you experience any difficulties in your purchase, we have the expertise to deal with them efficiently, avoiding delays wherever possible.

We offer a FREE initial chat so that you can ask us any questions you may have about buying a property with a Santander mortgage. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold purchases. We also deal with leasehold and newbuild purchases for local properties.

  • We are approved by the Santander conveyancing panel – as members of the Santander residential conveyancing panel, we can represent them and you in your purchase, avoiding the complications that could arise if they had to have separate solicitors.

We will provide our advice in plain English and go through any questions you may have, ensuring that you are happy to proceed.

  • We offer a free initial conversation – we know you probably have questions about the conveyancing process and how to get started with a property purchase. If you would like to call us, we are happy to answer these in a free initial discussion.
  • We are constantly aiming to improve our sustainability and diversity – as a firm, we know the importance of continuing to focus on these important areas and make improvements wherever possible.
  • We hold the rating of ‘Excellent’ from satisfied clients – we have 800+ reviews on Google and are regularly referred by clients to their friends and families.
  • We offer an easy onboarding process – if you would like to instruct us, call us today and we will let you have the forms you need to fill in. You can let us have the information we require via our secure online conveyancing portal, at your convenience. We will verify your identity and prepare a file so that we are ready to start work as soon as you find somewhere to buy.

How do I start a conveyancing transaction?

You can ask us to represent you straightaway, even if you have not yet had an offer on a property accepted. We can take this time to deal with the preliminary work. Once you are ready to go ahead, with an offer on a property that has been accepted, you should give our details to the estate agent. They will pass these on to the seller’s solicitor, who will send us the contract papers as soon as they are available.

You should also give our details to Santander. They will then send us your mortgage offer when they issue it.

How long does it take to buy a property?

The length of time conveyancing takes depends on several factors, including the length of the chain. If there are several other parties in the chain, it is always necessary to wait until everyone is ready to go ahead.

Factors that could potentially cause a delay include:

  • Waiting for search results
  • Waiting for a survey
  • Not instructing a solicitor early enough in the transaction
  • Problems revealed in the search results or the survey
  • Inexperienced conveyancers in the chain who do not deal promptly and effectively with complications
  • Waiting for a mortgage offer to be issued

Our conveyancing solicitors always stay in touch with the other parties involved, including the estate agent and seller’s solicitor, to keep the pressure on and stay aware of any potential issues. In our experience, this can help to move a transaction forward.

We always respond quickly to any requests for information and if you are tying in a sale, we will ensure that your buyer’s solicitor has everything they need promptly.
