RBS conveyancing panel

When buying a property, it is important to use a conveyancer listed on your lender’s panel of approved solicitors. At Lockings Solicitors, we are members of the RBS conveyancing panel. This means that we can represent you if you are purchasing with a Royal Bank of Scotland mortgage.

We are authorised to act for both RBS and you, meaning that you would not need to pay an additional fee for the bank to instruct their own legal team.

Our conveyancing solicitors have many years of experience and always work proactively to reach exchange of contracts without delays. We have an excellent reputation and are known for our diligence and attention to detail.

We offer a FREE initial chat so that you can ask us any questions you may have about buying a property with a Royal Bank of Scotland mortgage. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold purchases. We also deal with leasehold and newbuild purchases for local properties.

Why choose Lockings Solicitors to represent you in your property purchase?

Our clients routinely return to us over the years for all of their conveyancing needs, as well as referring us to friends and family. Reasons to choose us include:

We complete your conveyancing transaction quickly

Moving house can be stressful, and we know that our clients want to complete as soon as possible. We always aim to reach the exchange of contracts promptly, so that you can book your removals firm and make the necessary arrangements.

We have the expertise needed to handle difficulties

Should a problem arise with your purchase, you need a property solicitor with a sound understanding of the legal issues and how to resolve them. Our team are highly experienced and frequently handles complex and high-value transactions.

We have encountered most problems before and know exactly how to deal with them to avoid delays, ensure that the title to your property is sound, and that your mortgage lender is satisfied with the situation.

We are on the panels of approved conveyancers for all major high street lenders

When taking out a mortgage, you need to choose a conveyancer approved by your lender. The reason for this is that they need an expert property solicitor to confirm that the legal title and other information meet their criteria.

If you choose a conveyancer that is not on your lender’s approved panel, you will either need to move to a different lawyer partway through the transaction or pay for the lender to instruct their own legal team.

At Lockings Solicitors, we are approved by the RBS conveyancing panel. We are also on the panels of all other major high street lenders.

Our advice and guidance are clear and pragmatic

Property law is not always straightforward. We will make sure that any legal issues are explained clearly to you in plain and jargon-free language. If there are decisions to be made, we will give you the information you need and take the time to discuss matters in depth as required.

We are easy to contact and always responsive

We offer flexible availability and are easy to contact, should you have questions or concerns. Where necessary, we will call you back promptly, and we are always happy to take the time to talk through your purchase with you.

We offer a secure online conveyancing portal

We provide an easy-to-use conveyancing portal, which you can use if you wish. This is a safe and convenient way of providing us with the information we will need from you, such as your identity documentation.

We provide regular updates

We know that you will want to know what stage your transaction has reached, whether you need to provide us with any information, and how long it is likely to be until you are ready to exchange contracts. We will make sure that you have regular updates and that you are notified straightaway of any unforeseen circumstances.

Independent accreditation

We hold the Law Society’s Conveyancing Quality Scheme award, which recognises the high standards of legal advice we provide to our clients, as well as our client care and risk management.

Rated as excellent

We have over 800 Google reviews from satisfied clients, and are rated as excellent.

Great value for money

Our services are provided by expert conveyancing solicitors, and represent great value for money. If you would like a conveyancing quote, please feel free to call us today, and we will go through the costs with you.

Free initial conversation

We offer a free initial discussion so that you can ask us any initial questions you may have, including about the length of time conveyancing takes and conveyancing costs.

Buying a property with an RBS mortgage

If you are buying a property with a Royal Bank of Scotland mortgage and you would like us to represent you, contact us today and we will let you have the initial forms to fill in. We will verify your identity and open a file in readiness, so that we can start work as soon as you have an offer accepted and we receive the contract papers.

We will then be able to apply for the searches that you and the lender will need, go through the legal information, and send a list of enquiries to the seller’s solicitor.

You should also notify the RBS that we are representing you, so that they will send us your mortgage offer when it is issued.

We can also represent you if you are selling a property at the same time as your purchase. Contacting us early on means that we can let you have the paperwork to complete in advance. We will then be able to issue the contract package to your buyer’s solicitor straightaway, once they are in place. This can cut down on the length of time taken to reach the exchange of contracts.
