Property purchase 

We aim to make the conveyancing process both easy and stress-free. We will let you have a clear quote at the outset and discuss the likely timescale with you so that you know what to expect. 

Many of our clients like to use our secure online portal to provide us with information such as identity documents and also to fill in the forms we will need. This is a quick way of getting items to us as well as allowing you to deal with matters at a time convenient for you. 

We will keep you updated throughout and work to eliminate delays. Our due diligence work will look at all aspects of the legal title and the other information provided by the seller’s solicitor and we will make sure that everything is satisfactory. 

Where issues arise, we will deal with them promptly. If necessary, we can negotiate amendments to the contract with the seller’s solicitor on your behalf.  

Property sale 

We know that it is often important that a sale is dealt with quickly and we always do everything we can to provide the information the buyers will need as soon as possible. If you would like us to represent you in your sale, you can speak to us before you have a buyer and we will be able to carry out some preliminary work early on, to give the best chance of reducing the overall time taken. 

Leasehold purchase 

If you are buying a flat, there is extra work to be carried out in checking that the management of the flats is satisfactory. We will request additional documents from the seller’s solicitor, including: 

  • A copy of the lease 
  • Leasehold information forms 
  • A copy of the buildings insurance schedule 
  • Management company accounts for the past three years 
  • Ground rent receipts 
  • Confirmation that the service charge for the flat has been paid up to date 
  • Copies of any consents provided by the freeholder, for example, in respect of alterations 
  • Planning permission for the flats 
  • Information regarding any major works planned at the property 
  • Evidence of the amount held in the sinking fund 

We will go through all of the information provided, letting you have copies, and report to you if there is anything of concern. 

Leasehold sale 

If you are selling a flat, we will liaise with your managing agent and put together a comprehensive contract package, including all of the additional information needed by the buyer and their solicitor. We are familiar with many of the local managing agents and are generally able to obtain the information needed without delay. 

Remortgage 

You will need a solicitor to deal with a remortgage on your behalf. Your lender will want to know that the property is good security for the loan. This means that if you ask us to represent you, we will need to carry out much of the same work as would be required for a purchase. 

This includes checking your identity, going through the legal title and looking at a range of information relating to the property. We will also deal with the redemption of your existing mortgage and register the new charge at HM Land Registry.  

Buy to let 

We regularly represent landlords and property investors in buy to let conveyancing. It is just as important to check that an investment property is legally sound and we will also make sure that any necessary planning consents are in place and that there is nothing preventing you from renting out the property following completion.  

It may be necessary to obtain the freeholder’s consent if you are buying a flat and we can advise you of your rights and whether there are any risks that you need to be aware of. 

We can also advise you in respect of issues such as Capital Gains Tax, which may be payable on the sale of a buy to let property. 

New build 

There is substantially more paperwork involved in buying a new build than an older property. This is because there will be a range of documents relating to issues such as planning, infrastructure and the way in which the development can be used. 

We will go through this on your behalf and make sure that you will have the rights you need and that any liabilities are acceptable. 

We know that if you are buying a new property, you may be under pressure to exchange quickly. We routinely deal with new build purchases for clients and we always do all we can to make sure that even the tightest deadlines are met.

First-time buyers 

If you are a first-time buyer, you are likely to have many questions about the purchase process. We will make sure that you have the guidance and support that you need and that we are available to speak to you when you have matters that you would like to discuss.
