Panel solicitor meaning

When you buy a property with a mortgage, it is important to use panel solicitors. Below, we explain the panel solicitor meaning and look at how choosing a panel can help you have a fast and seamless transaction.

At Lockings Solicitors, we have been dealing with conveyancing transactions for many years and our property solicitors are highly experienced. This means that we know how to resolve any difficulties quickly and effectively, reducing the risk of the sort of delay that could result in a chain collapsing.

We offer a FREE initial chat so that you can ask us any questions you may have and discuss the conveyancing process

If you are looking for an approved panel solicitor, call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold sales and purchases. We also deal with leasehold sales and purchases and newbuild purchases for local properties.

Panel solicitor meaning

A panel solicitor is one who is approved by your mortgage lender to represent them in your purchase. Each lender has a panel of authorised solicitors, and by choosing a conveyancer from the panel, your transaction will be more efficient.

At Lockings Solicitors, we are panel solicitors for all main high street lenders, including those on the list below.

This means that we can represent your lender alongside you, reducing costs, and ensuring a smoother transaction. Complications can arise if your conveyancer is not authorised by your lender, and you may have to switch to a different lawyer during the purchase process. Alternatively, if your lender were to instruct their own legal team, you would usually need to pay for this, which would substantially increase your legal costs.

Why choose Lockings Solicitors for your property purchase?

We move you up to three weeks faster than the national average

Our team members always aim to reach readiness for exchange of contracts as quickly as possible. You can instruct us early on, as soon as you decide to buy a property, and we can let you have the initial paperwork at this stage so that we are ready to start work straightaway once the chain is complete.

We will stay in regular contact with the other parties, including the estate agents, your seller’s solicitor and, if you have a related sale, your buyer’s solicitor. By following up effectively and ensuring that any requests are dealt with promptly, we can avoid unnecessary delays.

By keeping on top of the transaction, we regularly manage to move our clients up to three weeks faster than the national average house move time.

We are panel solicitors for all major lenders

We are authorised by mortgage lenders to act for them in property purchases. They will require a large amount of due diligence work to be carried out before they lend, and we will do this alongside the work that we carry out for you. It includes raising enquiries, checking the legal title of the property and obtaining relevant searches.

Once we are ready to arrange completion, we can report directly to them on the property and they will let us have your mortgage advance.

We have a high level of legal expertise

All of our conveyancing solicitors have many years of experience and have handled a full range of complications. This means that if difficulties arise during the purchase process, we will know exactly how to resolve them and will do so promptly. Less experienced conveyancers may be unsure how to tackle complex legal issues, and delays can risk the chain collapsing.

We are accredited by the Law Society and highly rated by our clients

As well as holding the Law Society’s Conveyancing Quality Scheme accreditation, we are rated as Excellent by our clients, holding over 900 reviews on Google. Of clients questioned, 98% would refer us to friends and family members.

We provide regular updates

We know how stressful moving house can be, and we will make sure that you have regular updates so that you know what stage we have reached. We will also give you notice when we need anything from you, such as the deposit to enable us to exchange contracts.

Our team members are easy to contact and if you need us to call you, we will always do so promptly. We aim to be available as required, and we are happy to work with you in the way that suits your needs, whether this is by email, over the phone or in person at our offices.

Our advice is clear and free of legal jargon

If there are legal issues that we need to explain to you, we will do so clearly and take the time to ensure you have the information required to make any necessary decisions.

The onboarding process to get started with us is simple

The initial set-up is very straightforward, and you can ring us now and we will guide you through the first steps. We offer an easy-to-use and secure online portal which you can use if you wish. This will enable you to send us some of the preliminary information we will need from you before we start work, such as your identity documentation.

If you would like to instruct us, we always recommend speaking to us as soon as possible so that we can ensure we are ready to go as soon as you have an offer accepted and the chain is complete.

Our costs are great value for money, with our services provided by expert conveyancing solicitors. If you would like a no-obligation conveyancing quote, you can call us now, and we will let you have a full breakdown of the costs, to include any additional items such as search fees.

Husband and I recently used the services of Lockings Solicitors to perform the conveyancing for the sale of our old house and the purchase of our new home. Our conveyancer was Lori, and she was wonderful from start to finish. She was incredibly pro-active and super responsive to any requests made and really helped us get the sale and purchase over the line. She is a credit to both her company and her profession. We don't think we would have completed if it hadn't been for her professional help and knowledge. Thank you Lori.

Lockings have acted on our behalf for the sale of several properties over the years, most recently three at more or less the same time. Having used many solicitors in previous times on many properties I can sincerely state that Lockings are without doubt the best I’ve ever encountered. They act as a team, meaning you get responses and action immediately and kept up-to-date at all times. Their Charges are very reasonable in most cases the best. I’d say to anyone who is thinking about buying or selling a property to go with Lockings and they will not be disappointed but very happy at how stress free they make the whole process.

I required a solicitor to guide me through filling my ID1 form out and to read the legal parts to me. I made a call at 9:30am and spoke to Lisa who managed to get me in the same day at 14:00pm! I had a meeting with Richard who talked me through everything and was very thorough in doing so. The two girls on reception Lisa and Beth were lovely and very welcoming towards me. I will definitely be using them again and would suggest them to anyone.

Excellent experience with Lockings Solicitors in the Beverley Office. Very professional and highly recommended. Great communication from start to finish. The 'Portal' was a great way of completing the forms and we always received plenty of updates and important information via email. Also, Nicky and the CS team were always available to speak to us if we needed further clarity or just needed to hear a voice at the end of a telephone. Thank you Nicky for your calm and reassuring manor which was greatly appreciated during the stressful weeks leading up to completion. Reception staff on the front desk and on the telephone were always polite and friendly. Thank you.
