Buying a property with a NatWest mortgage

If you are buying a property with a NatWest mortgage and you would like us to represent you, contact us as soon as you like, and we can put the foundations in place so that we are ready to start work when you have an offer accepted.

We will start by verifying your identity and letting you have the initial paperwork to complete. You can pass our details to NatWest, and they will let us have your mortgage offer once it is available. When you find a property to buy, give our information to the estate agent and they will pass this to the seller’s solicitor so that they can let us have the contract papers.

Once we have these, we will go through them in detail, raising enquiries as necessary, and apply for searches, including a local search and drainage search.

When we have all of the information we have asked for, along with your mortgage offer, we can go through everything with you and make sure you are happy to proceed. You can then sign the contract and mortgage deed. The contract will only be legally binding once contracts are exchanged.

You will need to let us have cleared funds for the deposit, usually 10% of the purchase price, prior to the exchange. If you are tying in a sale, we can usually use the deposit from this. We will agree on a completion date with you, then contracts can be exchanged, making the transaction binding and setting the completion day.

We will carry out the final checks and order your mortgage advance. We will give you a full breakdown of the amount you will need to let us have to complete your purchase.

On the day of completion, we will send the money to the seller’s solicitor and let you know as soon as they confirm to us that it has been received. You will then be able to liaise with the estate agent to arrange the collection of the keys to your new home.

Following completion, we will register your purchase and the NatWest mortgage at the Land Registry.

Tying in a sale

If you will also be selling a property, you can let us know now and we will send you some forms to fill in in readiness. These will include a detailed property information form and a fixtures and fittings list. You may need to locate documents to accompany the property information form, such as planning consents and guarantees, so by dealing with this now, everything will be ready when you find a buyer.

We can also carry out the initial work in verifying your identity and opening a file in readiness.
