When buying a property with a mortgage, you need to choose a solicitor approved by your lender. If you are looking for approved lender panel conveyancing quotes, our property team will be happy to help.
Our conveyancing solicitors are approved by all major high street lenders, meaning we are on their conveyancing panels and can represent them and you in a transaction. It is important to use approved lender panel solicitors, otherwise your lender will have to instruct their own legal team at extra cost to you. Alternatively, you would have to change solicitors partway through your purchase, which could cause complications and delays.
At Lockings Solicitors, we have many years of experience in representing buyers and lenders in property purchases. We know that you will want to move promptly, and we always do everything possible to move matters along without delay.
We offer a FREE initial chat so that you can request a quote and ask us any questions you may have about buying a property. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our contact form and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold conveyancing transactions. We also deal with leasehold and newbuild purchases for local clients.
Our clients choose us for a range of reasons, including:
We have the expertise to move you quickly – if complications arise during your house purchase, having a conveyancing solicitor with a high level of experience is essential. Our team members have the legal expertise to handle difficulties, finding a solution promptly to avoid hold-ups and the risk of a transaction falling through. We also take steps to move a transaction on effectively, including regularly chasing sellers’ solicitors for information where necessary.
Clear and jargon-free advice – our advice to you will be clearly explained and we will take the time to go through legal issues with you so that you understand the situation fully. We know that property matters are not always straightforward and we are always happy to talk through any concerns you may have.
Easy to contact with regular updates – if you ask us to deal with your conveyancing, you will be able to speak to us when you need to. We have flexible availability and you can deal with us by phone, email, videolink or in person at one of our offices. We offer a secure conveyancing portal that you can use if you wish to let us have the documentation we will need from you.
We know how important it is to keep abreast of progress, and we will make sure you are updated throughout your purchase so that you know what stage has been reached and what is due to happen next.
Approved lender panel conveyancers – we are approved by all major high street lenders and are on their conveyancing lender panels. This means we can act seamlessly for them as well as you in the transaction. They will send us your mortgage offer as soon as it is issued and we will order your mortgage advance from them once contracts are exchanged and a completion date set.
Law Society accreditation – we are accredited by the Law Society’s Conveyancing Quality Scheme. This acknowledges our high standards in the provision of legal advice, client service and risk management.
Excellent value for money – our service is great value for money, with your conveyancing carried out by highly experienced property solicitors. If you would like a conveyancing quote, contact us today and we will be happy to provide one.
Sustainability and diversity – as a firm, we are working continuously to improve our sustainability and diversity.
Excellent independent ratings for our services – we have over 750 Google reviews from satisfied clients. In addition, our clients have returned to us repeatedly over the years and have also recommended us to their friends and families.
Easy to get started – we will guide you through the conveyancing process step by step. We have a simple onboarding process, and we will make sure that you know exactly what we need from you. If you are ready to begin your conveyancing transaction or you are hoping to have an offer on a property accepted, contact us today, and we will take you through the first steps. This will include verifying your identity, providing you with initial forms to complete and opening a file so that we are ready to start your purchase.
We will provide you with a comprehensive conveyancing quote so that you have a clear picture of the costs involved. As well as our fees, you can expect the following expenses:
Search fees – you will generally need both a local search and drainage enquiries. The local search will provide information relating to matters such as planning applications, highway maintenance and restrictions such as tree preservation orders.
Drainage enquiries will confirm whether the property is connected to mains water and sewerage and may include information as to the location of the publicly maintained pipework. An environmental search may also be necessary. This will give details of potential environmental issues in the area, such as flooding or possible sources of pollution.
Stamp Duty – if the property you are buying is over a certain threshold, you will be charged Stamp Duty. A range of factors affect the amount you will pay, including whether you are a first-time buyer and whether the property you are buying is your only property. We can calculate the amount payable so that you know at the outset how much to budget for.
Land Registry registration fee – once your purchase has been completed, we will arrange for registration of your ownership and your mortgage at HM Land Registry. There is a small fee for this.
Other expenses include a fee for transferring money electronically and a charge for identity verification. To obtain a quote tailored to your purchase, please feel free to call us, and we will be happy to provide one.
The length of time taken to complete a conveyancing transaction can vary widely. Generally speaking, the shorter the chain, the quicker a purchase will complete as there will be fewer parties and less risk of hold ups.
Our conveyancers work proactively to move purchases forward efficiently. This includes keeping in close contact with the other parties involved, including your estate agent and your seller’s solicitors, to check that other transactions are progressing effectively.
If you would like to complete as quickly as possible, instructing a solicitor early on can be advantageous. If you ask us to represent you, we can start work at once so that we are ready to apply for searches and raise enquiries as soon as you have an offer accepted and we receive the contract papers from the seller’s solicitor.
If you are buying a property with a mortgage and would like a conveyancing quote from solicitors on lender panels for all major high street lenders, contact us today and we will do all we can to assist.
