When selling a property, you will need to provide the buyer with extensive details, including a completed Law Society property information form TA6. This has a wide range of questions and must be completed accurately.
A new version of the property information form has been issued. It is designed to be given to estate agents at the time a property is marketed, to provide consumers with the information they need to make an informed decision.
Using this form and providing extensive upfront material information can help conveyancing transactions complete more quickly and can also reduce the risk of a sale falling through. It also means the same form can be used by both the solicitors in the transaction and the estate agent which reduces the chances of conflicting information being given and means the seller doesn’t have to do everything twice.
At Lockings Solicitors, we have been helping individuals, families and investors with conveyancing in East Yorkshire and beyond for many years. We have extensive experience of selling properties in the area and the expertise to deal promptly and effectively with problems to avoid delays.
We hold the Law Society’s Conveyancing Quality Scheme accreditation, meaning that we adhere to the high standards they require in respect of both legal advice and client care.
If you are thinking of putting your property on the market, we can help you to complete the property information form for the seller. Some information may need to be obtained from third parties, such as the local authority and search bodies. We can deal with this aspect and ensure that the replies provided are correctly recorded on the form.

The Law Society’s property information form TA6 is designed to give buyers details about the property they are purchasing. The National Trading Standards Estate and Letting Agency Team recommend that the new version of the firm, TA6 (5th edition) is used to ensure that consumers have the information they need at an early stage in the property purchase process.
If you use the new version of form TA6, you need to fill this in and pass it to your estate agent when you put your property on the market so that they have the details available to go with their property listing.
The older version of the form can be supplied to your solicitor once you have a buyer. Your solicitor will send the form to the buyer’s solicitor together with the initial contract package.
If you would like a copy of the form to fill in and assistance in dealing with the questions, contact us today and we will be happy to help.
The new version of form TA6 contain a comprehensive list of questions, including:
You may also need to provide copies of documents referred to in the form, such as guarantees, planning consents and flood risk information provided by third parties.
It is important to complete the property information form fully and accurately. If inaccurate or incomplete information is provided, the buyer may be able to make a misrepresentation claim and ask for damages by way of compensation.
Replies to some of the questions on the new form TA6 may need to be obtained from third parties. We can assist you in completing the form, liaising with other bodies as necessary. This includes obtaining planning details from the local authority, requesting flood risk information if relevant and raising water and sewerage enquiries with the drainage authorities.
We will ensure that the right documents are prepared to accompany form TA6 so that potential buyers have the full range of information they need.
Research has shown that providing upfront material information in a property sale can substantially decrease the time taken to complete.
It is also an opportunity for your solicitor to identify any potential problems that will need addressing and start work on them at an early stage. Remedying difficulties can take time and delays can cause buyers to pull out of a transaction.
Giving buyers a wide range of information before they make an offer will also ensure that they know what to expect and lessen the risk of them abandoning a sale because something unforeseen has arisen.
If you are considering selling a property, contact us today and we will be happy to provide you with a property information form and guidance in completing it ready for your sale.
