Selling a house

There are several forms for property sellers to complete, and by dealing with these early on, we will be able to send the contract package to your buyer’s solicitor as soon as they are ready to go ahead.

You do not have to have a buyer in place to instruct us, and you can speak to us now if you would like to ensure your sale goes through as promptly as possible. When you put your property on the market, you can give our details to your estate agent.

The paperwork includes a property information form, which contains a list of questions, and you may also need to locate certain documentation to accompany the form, such as guarantees for new windows or planning consent if you have an extension that is not covered by general permitted development regulations. By dealing with this now, delays can be avoided later on.

There is also a fixtures and fittings list to complete to give details of what items will be remaining at the property. You can also offer items for sale if you wish.

Once you accept an offer, we will obtain your title deeds from your lender and send out the contract package to your buyer’s solicitor.

When they come back to us with a list of questions, we will go through these and answer them, liaising with you as necessary.

We will keep in close contact with your buyer’s solicitor and with the estate agent to ensure that the transaction keeps moving forwards. The estate agent will be able to chase other parties in the chain if needed, to try to avoid hold-ups.

We will obtain a provisional redemption statement from your mortgage lender, if you have one, so that you can see approximately how much you will receive from the sale on completion.

When your buyer is ready to proceed, we will discuss potential completion dates with you, and then contracts can be exchanged.

We will obtain an accurate mortgage redemption figure from your lender following the exchange and give you a full breakdown of the amount to be paid to you on completion.

On the day of completion, we will let you know as soon as we receive the sale monies from your buyer’s solicitor, and we will then redeem your mortgage.
