If you are purchasing a buy to let property with a Fleet Mortgages loan, you should choose a solicitor approved by them. At Lockings Solicitors we are on the Fleet Mortgages conveyancing panel and are authorised by them to represent them in buy to let purchases.
This means we can act for both you and Fleet Mortgages, avoiding the need for them to instruct separate solicitors at extra expense.

We are accredited by the Law Society’s Conveyancing Quality scheme and have a reputation for excellence. We deal with freehold purchases across England and Wales, as well as local leasehold and newbuild transactions.

Sustainability and diversity – we are always striving to improve our services, including by working on our sustainability and diversity.
If you are considering buying an investment property and you would like us to represent you, you can contact us now and we will let you have the initial documents to be completed. We can then prepare everything in readiness for when you have an offer accepted, including verifying your identity and opening a file.
This means that we will be in a position to start work as soon as we receive the contract papers. Once you have a property to buy, give our details to the estate agent and they will pass them on to the seller’s solicitor. You should also let your mortgage intermediary have our details to pass on to Fleet Mortgages with your final mortgage application.
When the contract package is received, we will go through the information and order the searches that you will need, including a local authority search and drainage enquiries.
Fleet Mortgages will send us your mortgage offer and once we also have all of the necessary information, we can report to you on the legal issues, in particular anything out of the ordinary or that could affect your ownership or ability to rent the property.
If you are happy to proceed, you can sign the contract and the mortgage deed and let us have your deposit in readiness for the exchange of contracts. This is usually 10% of the purchase price. We will agree on a date for completion, then deal with the exchange. At this point, the contract becomes binding and the completion date is finalised.
We will carry out the final pre-completion checks and order your mortgage advance. We will also let you know in plenty of time how much we will need from you in cleared funds to complete the purchase.
On the day of completion, we will contact you as soon as the seller’s solicitors confirm that they have the money from us. You will then be able to liaise with the estate agent to collect the keys.
Following completion, we will register your purchase and mortgage with HM Land Registry.
If you have any questions about the buy to let purchase process, please feel free to call us.
If you are buying in England and you already own a property, you will usually need to pay an additional sum on top of the standard Stamp Duty rate. This starts at an additional 5% for the first £125,000 of the purchase price, increasing on a sliding scale, with a tax of 7% for the portion of the price between £125,001 and £250,000, then 10% for the portion of the price between £250,001 and £925,000.
If you need solicitors on the Fleet Mortgages conveyancing panel for a buy to let property purchase, contact our property team today and we will be happy to help.
