Lockings Solicitors

First Direct Conveyancing Panel

When you buy a property with a mortgage, you should aim to use a solicitor approved by your lender wherever possible. Choosing a non-approved conveyancer can cause delays and complications as you will either need to swap to a different legal team or pay your lender so that they can instruct their own lawyer. At Lockings Solicitors, we are on the First Direct conveyancing panel, along with the panels of all other major high street lenders.

This means that if you are buying a property with a First Direct mortgage, we can represent you as well as your lender. We always work to reach readiness for exchange of contracts as soon as possible, so that you can get your house move under way.

We have many years of experience in handling conveyancing, including in dealing with complicated transactions, legal difficulties and high-value transactions. We deal with freehold property purchases across England and Wales, as well as local leasehold and newbuild transactions.

We offer a FREE initial chat so that you can ask us any questions you may have about buying a property with a First Direct mortgage. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country.

Why choose our conveyancing team for your purchase?

At Lockings Solicitors, we have an excellent reputation, and clients and their families have been using us for generations, as well as recommending us to friends.

The reasons we are chosen include:

A fast and efficient move

We know that when you move house or buy an investment property, you will want to exchange contracts as soon as possible. We always move a transaction along effectively, keeping in close contact with other parties, including the seller’s solicitor, the estate agent, and your purchaser’s solicitor, if you are tying in a property sale.

If it is important to you to be ready to move fairly quickly, you can instruct us early on and we will put the groundwork in place so that we are ready to go as soon as you have an offer accepted. You can contact us now and we will provide you with the paperwork to be filled in. We can then verify your identity and open a file in readiness. This often reduces the time taken to reach contract exchange.

The legal knowledge to deal with difficulties

Should complications arise, we have the expertise to deal with them promptly. If your conveyancer does not have the understanding to manage a transaction effectively and find resolutions to problems, there is a risk that one or more parties in the chain might pull out, should there be a delay.

We always take all possible steps to deal with issues quickly, finding solutions to complex legal issues and giving you the advice you need to make informed decisions.

Exceptional client service

Buying a property can be stressful, and we will ensure that we keep you abreast of progress and that you are notified as soon as we need any information or action from you. We pride ourselves in our excellent service and will make ourselves available to speak to you as needed to discuss your purchase and answer your questions.

We have flexible availability and are happy to deal with your transaction by email, phone or in-person at one of our offices. We also offer a secure online conveyancing portal that you can use, if you wish, to supply us with the information we need.

Approved by the First Direct conveyancing panel

We are First Direct approved solicitors, as well as being approved by all other major mortgage lenders. This means we are authorised to represent them in your property purchase. It is always recommended that you choose solicitors authorised by your lender to avoid complications and delays.

Independent accreditations

We are accredited by the Law Society under the Conveyancing Quality Scheme. This certifies that our solicitors meet their high standards across a range of criteria, including the provision of expert legal advice, strong risk management and good client care.

Excellent value for money

Our conveyancing fees are great value for money. If you would like a conveyancing quote, contact us today and we will be happy to provide you with both our fees and the cost of any additional expenses, for example, search fees, Land Registry fees and Stamp Duty.

A leading reputation

We are rated as Excellent and hold 700+ Google reviews from satisfied clients. Over the past 50+ years, we have built up a reputation for outstanding legal advice and exceptional client service, and we are constantly working to maintain this leading reputation.

As well as offering a modern, jargon-free and flexible service, we are focused on other important areas, including diversity and sustainability.

Buying a property with a First Direct mortgage

If you want to buy a property, you can get in touch with us now, even if you haven’t had an offer accepted yet. We can let you have the initial documents for completion, so that we are in a position to start work straightaway once you do have somewhere to buy.

You can give our details to the estate agent when your offer is accepted and also to your lender. The estate agent will pass our information on to the seller’s solicitors and they will send us the contract papers.

When we receive these, we will arrange for searches to be carried out. We will go through all of the information and put any questions we may have to the seller’s solicitor.

Once we have search results, replies to our enquiries and your mortgage offer, we can go through everything with you. You can let us have your deposit, usually 10% of the purchase price or, if you have a sale, the deposit from your sale will be used, and you can sign the contract and the mortgage deed.

We will discuss completion dates with you and agree on the moving day with the seller’s solicitor. Then the contracts will be exchanged, and the deposit will be paid. The next step is for us to order your mortgage advance from First Direct. On the day of completion, we will let you know once the seller’s solicitors have the balance of money from us so that you can collect the keys to your new home from the estate agent.
