What is a panel solicitor?

A panel solicitor is one who has been approved by your mortgage lender. Once the approval process is complete, the solicitor is added to the lender’s panel of solicitors who can then represent them in the purchase process.

As panel solicitors, we are able to act for both you and your lender, making the purchase process as easy as possible. We will be able to deal directly with the lender, and they will send us your mortgage advance once we are ready to complete.

Why do I need to find a panel solicitor for my purchase?

You need a panel solicitor because a conveyancer who is not approved by your lender will not be able to provide the lender with the confirmation they need relating to the property. They require extensive due diligence to be carried out, and official confirmation that the property is good security for their loan.

What does a panel solicitor do?

A panel solicitor is required to confirm to the lender that all aspects of the property meet their requirements. This includes having a good legal title, checking search results, looking at the property information provided by the seller and their solicitor, and ensuring that all necessary consents are in place, such as easements, planning consents, and building regulations approval.

What happens if I don’t use a panel solicitor for a property purchase?

If your conveyancer is not approved to act for your lender, there are two potential options. Either you can switch to a different law firm, or your lender will instruct their own legal team, which you will need to pay for.

Either way, there is likely to be a delay. New solicitors will need to carry out duplicate work to get up to speed. If the lender uses their own solicitor, the work will usually be carried out when they get round to it, and not immediately. If they have a backlog, then you could be left waiting for them to reach your case.
