If you are selling your property, there are a handful of costs in addition to the legal fees that you need to be aware of.

Firstly, we will need to order an official copy of the legal title to your property, plus an official plan from HM Land Registry.

We may also need to transfer money electronically, including to your mortgage lender to redeem your mortgage or to you to transfer the sale proceeds and a charge is made for this.

If you have a mortgage, we will obtain a redemption statement early on in the transaction so that you have a good idea of the amount involved. It could include a deeds release fee, an administration fee and, if you will be redeeming your mortgage early, an early redemption penalty.

By providing you with a statement at this stage, you will know exactly what you are likely to be charged so that you can budget accordingly.

If you are buying a property, there are several additional expenses as well as the legal fees. You will need a number of searches. Which ones will be required will depend on the property and the area in which it is located.

A local search is always needed. This will reveal a wide range of information, including planning agreements, proposals for rails, road or traffic schemes or planning decisions in the area and some environmental information.

You may also need:

Stamp Duty is payable on the proportion of the purchase price that is over £250,000. If your property costs between £250,001 and £925,000, Stamp Duty is payable at 5%.

Other potential costs include your mortgage arrangement fee, the lender’s valuation fee, bankruptcy and official search fees, the cost of transferring the purchase money electronically to your seller’s solicitor and the Land Registry’s fee for registering your ownership of the property following completion.
