Buying a house with an Atom Bank mortgage

If you are purchasing a property with an Atom Bank mortgage, you should choose a solicitor on the Atom Bank conveyancing panel. If you would like us to deal with your transaction, give us a ring and we will let you have the initial information you will need.

We can guide you through the onboarding process, checking your identity and opening a file so that we are ready to go ahead as soon as we receive the contract papers from the seller’s solicitor.

As soon as you have an offer accepted, you should give our details to the estate agent, who will pass them on to the seller’s solicitor. You should also tell Atom Bank that we will be representing you so that they can send us the mortgage offer when it is ready.

When the contract package is received, we will go through all of the information and ask the seller’s solicitor any questions that we have. We will apply for the necessary searches.

Once we have replies to our enquiries, search results and your mortgage offer, we will be able to give you a report on the property. We will then obtain your signature on the contract and mortgage deed, and you can let us have your deposit ready to exchange contracts. If we are tying in a sale, the deposit from that transaction can be used.

We will discuss completion dates with you, then liaise with the seller’s solicitor to exchange contracts. Once this is done, the completion date is set and we will order your mortgage advance and let you know how much we will need from you in cleared funds.

On the day of completion, we will ring you as soon as your purchase is finalised, and you can contact the estate agent to collect the keys to your new home.

We will then arrange for the property to be registered in your name at the Land Registry.

Tying in a sale

If you are also selling a property, we can start work on that straightaway. If you ring to give us the property details, we can provide you with the initial forms to fill out. These include property information and fixtures and fittings forms.

We can open a file and verify your identity and once we have the property information forms from you, we will be ready to issue the contract package to your buyer’s solicitor as soon as you accept an offer. Being ready to go ahead promptly can reduce the time taken to reach exchange of contracts, as the buyer’s solicitor will be able to requisition searches as soon as they receive the initial papers from us.

We will then deal with both of your transactions together, working to avoid delays and ensure that both your sale and purchase are ready to exchange promptly.
