Accord Solicitor Panel

When you buy a property with a mortgage, it is important to use a solicitor approved by your lender. If you intend to take out a loan with Accord Mortgages to finance your purchase, you will need a conveyancer on the Accord solicitor panel.

At Lockings Solicitors, we are approved members of the Accord solicitor panel. We can therefore represent both them and you in your property purchase. This gives you the best chance of a seamless transaction and will avoid the complications and potential extra expense you will incur if your solicitor is not approved by Accord Mortgages.

We have many years of experience in conveyancing and property law, including in dealing with complex transactions. We are accredited by the Law Society’s Conveyancing Quality Scheme, and are known for the excellent service we provide.

We offer a FREE initial chat so that you can ask us any questions you may have about purchasing a property with an Accord Mortgages loan. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country.

What happens if your solicitor is not on the Accord solicitor panel?

If your conveyancer is not approved by Accord Mortgages, the lender may need to instruct their own legal team to carry out due diligence work in respect of the property. Alternatively, you could switch to a solicitor on the Accord solicitor panel. Both of these options are likely to mean a longer time to reach completion, as well as extra expense.

Why choose Lockings Solicitors as your conveyancers?

We are approved by the Accord solicitor panel

Because we are authorised by Accord Mortgages to deal with purchases on their behalf, we can report to them as needed once we have completed the pre-contract enquiries and searches related to your purchase.

This will streamline the process and means that the necessary information will be provided to your lender without delay. It is sometimes the case that legal teams working for lenders deal with issues in order, and do not prioritise matters, even if there are urgent issues to deal with.

At Lockings, our team always works to deal promptly with all correspondence and to resolve problems straightaway, so that we can reach the exchange of contracts as soon as possible.

Because we are approved by Accord Mortgages, we can provide them with the certificate they need once you are ready to go ahead with your purchase, and order the mortgage advance to be sent straight to us in time for your completion.

Highly experienced conveyancing solicitors

Our team members have been dealing with conveyancing for decades and have the expertise to handle complex transactions and problems. If your conveyancer is less experienced, there might be a delay while they assess how to resolve matters. We have dealt with all types of difficulties before and know exactly how to handle them.

Independent accreditation and Excellent rating

We are accredited by the Law Society and hold their Conveyancing Quality Scheme award. This confirms that we meet their required standards in respect of the provision of quality legal advice, client care, and risk management.

Our clients rate us as Excellent, and we hold over 800 reviews on Google. Of those surveyed, 98% would recommend us to their friends and families.

We move you up to three weeks faster than the national average

We know how stressful moving house can be, and we always aim to complete a purchase as quickly as possible. We work proactively to progress a transaction consistently, and check in regularly with the other parties, including estate agents, your seller’s solicitor, and, where applicable, your buyer’s solicitor.

By staying in touch with everyone and following up on requests for information, we reduce the risk of hold-ups that could delay or derail a purchase.

Legal advice in plain English

Our advice to you will be clearly explained, and we are always happy to go through complex issues and ensure you understand the situation. This will allow you to make informed decisions as needed.

Regular updates

We will stay in contact with you during the purchase process, advising you of the stage your transaction has reached. We will give you as much notice as we can when we need something from you, such as property information on a related sale, or cleared funds for the deposit, which is payable on the exchange of contracts.

Easy to contact

We aim to make ourselves available as needed. If you would like us to call you, we will always do so without delay.

Great value for money

Our services, provided by experts, represent great value for money. If you would like a no-obligation conveyancing quote, call us today, and we will provide you with the figures. We can include any additional sums such as search fees, Stamp Duty, and the Land Registry’s fee for registering the property in your name so that you can accurately budget for your move.

Free initial chat

We know that you may have questions about the conveyancing process, timescales, or the costs involved, and we offer a free initial chat so that you can ask us anything.

When should you instruct a conveyancing solicitor?

If you are thinking of moving house, you can speak to us today. We can let you know how to get started and provide you with the initial forms to fill in. Then, once you have an offer accepted, you can give our details to the estate agent. They will pass them on to your seller’s solicitor, who will send us the contract package so that we can start work.

You should also give our details to Accord Mortgages when you complete your mortgage application. This will enable them to send us your mortgage offer as soon as they issue it.

If you are tying in a sale, it can be helpful to contact us as soon as you can. There are lengthy property information and fixtures and fittings forms to complete, and by dealing with these early on, we can make sure that we are ready to send out the contract package as soon as you find a buyer.
