When purchasing a property, it is necessary to use a conveyancer who is approved by your lender. If you use a solicitor not on the mortgage lenders’ panel, you are likely to encounter delays and added expense.
At Lockings Solicitors, we are on the mortgage lenders’ panels for all major high street lenders. This means that if you ask us to represent you in your purchase, we will be able to represent both you and the bank in your conveyancing transaction.
We have many years of experience in the property market, and we are routinely able to move clients up to three weeks faster than the national average.
We offer a FREE initial chat so that you can ask us any questions you may have about purchasing a property and the conveyancing process.
Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold sales and purchases. We also deal with leasehold sales and purchases and newbuild purchases for local properties.
When you buy a property with a mortgage, the lender will require a range of due diligence work to be carried out. This includes checking the legal title, establishing that the seller has complied with all restrictions relating to the property, ensuring that official documentation such as planning consent is in place, raising enquiries with the seller’s solicitor and commissioning the necessary searches.
Each lender has a panel of solicitors that they have approved. This means that they are happy for those solicitors to do this work on their behalf. By choosing a solicitor from the lender’s panel, the work will automatically be done alongside the work carried out on your behalf.
Should you use a solicitor not on your mortgage lender’s panel, you might have to change solicitors partway through the purchase process. This will cause delays and extra expense.
Alternatively, the lender will use their own legal team, and you will generally be required to pay for this. Because lender legal teams tend to be busy and do not prioritise urgent cases, this could cause hold-ups.
We know how important it will be to you to move promptly once you have found the right property and had your offer accepted. Our team members focus on moving a transaction forward efficiently from start to finish, including by:
As we are able to act for your lender as well as you, the conveyancing process will be streamlined. We will ensure that the information required by the lender is obtained and we will report to them on the title and other issues once we are ready to proceed.
They will send your mortgage offer directly to us, so that we can let you have the mortgage deed for signature. We will be able to order your mortgage advance directly from them in readiness for completion.
Unfortunately, complications often arise when buying a house. Our conveyancing solicitors have the expertise to find a solution, avoiding the risk of a transaction falling through. Less experienced conveyancers may be uncertain how to resolve issues, and hold-ups can mean that other parties in the chain may decide to pull out. We always take every possible step to avoid this risk.
We hold the Law Society’s Conveyancing Quality Scheme award. This recognises that we meet their high standards in the provision of strong legal advice, risk management and client care.
In addition, we are rated as Excellent by our clients and hold in excess of 900 reviews on Google. Of the clients questioned, 98% would recommend us to their friends and families.
Clients return to us time and again because of the excellent service we provide. We aim to be flexibly available and deal with you in the way that works best for you, whether this is by email or in person at one of our offices.

Our advice will be clear and pragmatic, and we will explain complex legal matters without jargon.
Throughout your time with us, we will ensure that you have regular updates so that you know what stage has been reached, what needs to happen next and what information is still outstanding.
