Buying a propery with a Metro Bank mortgage

You can speak to us as soon as you decide you want to purchase a property and we will start the process of opening a file and verifying your identity, providing you with the necessary forms to fill in. You should also give our details to Metro Bank so that they can send the mortgage offer to us when it is available.

Once you have an offer accepted you can pass our details to the estate agent. They will forward these to the seller’s solicitor who will send us the contract papers.

We will apply for searches and go through all of the documentation, sending a list of questions to the seller’s solicitor.

Once we have all of the information and search results along with your mortgage offer, we will go through everything with you to make sure that you are happy to proceed. You can sign the contract and mortgage deed and let us have your deposit.

We will agree on a completion date with you and the seller’s solicitor, then contracts will be exchanged and your deposit paid. At this stage, the completion date becomes binding and we will be able to order your mortgage advance.

You will need to let us have the balance of purchase money, if any, in time for completion. On the completion day we will ring you as soon as the seller’s solicitor has the funds and you can arrange to collect your keys from the estate agent.

Following completion, we will arrange for your ownership of your new home to be registered with the Land Registry.

Tying in a sale

It is often necessary to tie in a sale. If you will be selling at the same time, let us know as soon as possible and we will let you have the property information and fixtures and fittings forms to be filled in. Getting off to an early start can reduce the time taken to reach exchange of contracts.

We can carry out the initial work in advance, including verifying your identity and opening a file, so that we are ready to send out the contract papers as soon as a buyer is in place.
