You can give our details to both the estate agent and your mortgage lender. The estate agent will send us details of your purchase and the seller’s solicitors once you have had an offer accepted. The mortgage lender will send us your mortgage offer when they issue it.
As soon as you have filled in the forms and we have the estate agent’s details of the seller and their conveyancer, we will be able to start work. We will request the contract papers from the seller’s solicitor, and once we have these, we will apply for searches.
We will go through all of the information in detail, including the legal title, the seller’s property information forms and the search results. We will send a list of enquiries to the seller’s solicitor to be answered.
When we have satisfactory replies to these enquiries along with your mortgage offer, we will report to you on the property, drawing your attention to anything of note.
This is the point at which you will sign the contract and the mortgage deed and let us have your deposit, usually 10% of the purchase price. If you are tying in a sale, we can generally use the deposit from this.
We will work with you and the other parties to agree on a date for completion and then exchange contracts. Exchange is the point at which the agreement to purchase becomes legally binding. We can then order your mortgage advance.
On the completion day, we will send the balance of the purchase price to your seller’s solicitor and let you know as soon as they receive it. They will authorise the estate agent to release the property keys to you as soon as they are available.
Following completion, we will arrange for the registration of your ownership and the mortgage with HM Land Registry.
