Why choose Lockings Solicitors for your conveyancing?

Reasons our clients choose us as their property purchase solicitors include:

Approved by all major lenders

We are authorised to represent all major lenders in mortgage transactions, including being on the Barclays Bank conveyancing panel. As solicitors authorised by Barclays Bank, we can represent them in a purchase at the same time that we represent you.

Independently accredited

We hold several accreditations, including the Law Society’s Conveyancing Quality Scheme mark. This recognises our excellence in providing legal advice on property transactions, having sound risk assessment procedures in place and providing good customer service.

We also hold the Law Society’s Lexcel accreditation, awarded to firms who meet stringent criteria across several areas, including client care, risk management, financial management, strategy and case management.

We work to move you quickly

One of the benefits of choosing a highly experienced conveyancing solicitor is a quicker completion time. We always work proactively to advance a purchase or sale effectively. We will keep in close communication with other parties, such as your seller’s solicitor, search authorities and estate agents, to check that they are progressing matters promptly.

We also have the expertise to handle complex sales and purchases. If difficulties arise, we have the legal understanding to resolve them, avoiding protracted delays that could derail a transaction and, in the worst-case scenario, result in a sale or purchase falling through.

Regular updates and clear advice

We know that moving house is stressful and we always aim to make the process as easy as possible for you. We will provide you with regular updates and our advice to you will be clear and free of legal jargon.

Easy to work with and always responsive

Our clients find us flexible and easy to work with. We will deal with your transaction in the way that works best for you, whether this is email, phone calls or in-person meetings. We have a secure online conveyancing portal that you can use, if you wish, to provide us with the initial information that we will need from you.

We are always happy to talk through any worries you may have and you will find us responsive if you need us to call you. You can ask us to ring at a time to suit you. We will take the time to answer all of your questions throughout the transaction.

Rated as excellent

We are rated as excellent and hold 700+ Google reviews from happy clients, many of whom recommend us to others on a regular basis.

Outstanding value for money

Our service represents excellent value for money. Our prices are competitive and we will let you have a comprehensive quote at the outset. This will give details of our fees and any other expenses, such as search fees, Stamp Duty and the Land Registry’s fee for registering your purchase.

We offer a free initial chat so that you can ask us questions about the process and how to start your purchase transaction. We will also provide you with a conveyancing quote.

Buying a property with a Barclays Bank mortgage

If you are buying a property and you would like us to represent you, pass our details to Barclays Bank and they will let us have your mortgage offer as soon as it is issued. You should also let the estate agent have our details, which they will pass to the seller’s solicitor. You can give us a ring or email us and we will let you have the initial forms we will need you to complete and answer any preliminary questions you might have.

When the seller’s solicitor sends us the contract package, we will carry out any searches that are needed. We will go through the information provided and ask the seller’s solicitors any questions that we arise.

Once we have the search results, satisfactory replies to enquiries and your mortgage offer, we will report to you on the property, drawing your attention to anything you need to be aware of.

You can then sign the contract and mortgage deed and let us have your deposit so that we are ready to exchange contracts. We will liaise with you regarding completion dates, then contracts can be exchanged. This is the point at which your deposit is paid to the seller’s solicitors, the completion date is fixed, and the contract becomes legally binding.

We will then make arrangements for completion, advising you of the amount we will need from you in cleared funds and ordering your mortgage advance from the bank in readiness.

On the completion day, we will send the balance of money to the seller’s solicitor and ring you as soon as they confirm receipt so that you can arrange to pick up the keys from the estate agent.
