If you are taking out an Accord mortgage to buy or remortgage a property, it is advisable to appoint a solicitor approved by this lender. At Lockings Solicitors, we are on the Accord conveyancing panel, meaning that we can act for both you and Accord Mortgages in your purchase or remortgage.

If you do not use a solicitor on the Accord conveyancing panel, the lender will need to use their solicitor at extra expense, or you will need to switch to use a solicitor approved by Accord Mortgages. Switching can complicate matters and cause delays in your purchase or remortgage.

Buying a house

This can help a transaction off to a strong start as we will be able to do some of the work upfront, including verifying your identity and opening a file.

This means that as soon as we receive the contract papers, when you find somewhere to buy, we will be able to start work by going through them and ordering searches.

Once you have had an offer accepted, you can finalise your application with Accord Mortgages and give them our details as your solicitor. Because we are on the Accord conveyancing panel, they will be able to send us your mortgage offer as soon as they approve your application.

When we have the mortgage offer and all of the property information, including search results, we can go through the documents with you and make sure you are happy to proceed.

We will let you know how much you will need to provide by way of a deposit, which is paid when contracts are exchanged. If you are tying in a sale, we can deal with this as well and use the deposit from your sale for your purchase.

A date for completion will be agreed and contracts can then be exchanged. At this point, the completion date is set. We will order your mortgage advance and let you know how much we will need from you for completion.

On the day of completion, we will send the balance of money to the seller’s solicitor and let you know once this has been received. You will then be able to speak to the estate agent to arrange to collect the keys.

Remortgaging a property

If you are remortgaging your home with Accord, you should use a solicitor on the Accord Mortgages conveyancing panel. Our team are approved by Accord and can represent you throughout your mortgage transaction.

You can provide our details to Accord Mortgages and they will arrange for your mortgage offer to be sent to us when it is issued. If you contact us at the same time, we will let you have the forms we will need you to complete.

We will obtain a copy of the legal title to your property and arrange search indemnity insurance, which means that searches will not be necessary.

Once we have a mortgage redemption statement from your existing lender, we will be able to give you a breakdown of the amount we will need from you to complete or the amount that will be payable to you on completion.
