What is a Law Society property information form?

The Law Society’s property information form TA6 is designed to give buyers details about the property they are purchasing. The National Trading Standards Estate and Letting Agency Team recommend that the new version of the firm, TA6 (5th edition) is used to ensure that consumers have the information they need at an early stage in the property purchase process.

When do I fill in a Law Society property information form TA6?

If you use the new version of form TA6, you need to fill this in and pass it to your estate agent when you put your property on the market so that they have the details available to go with their property listing.

The older version of the form can be supplied to your solicitor once you have a buyer. Your solicitor will send the form to the buyer’s solicitor together with the initial contract package.

What questions are in the seller’s property information form?

The new version of form TA6 contain a comprehensive list of questions, including:

  • A description of the property and the price being asked
  • The Council Tax band
  • The tenure of the property, ie whether it is freehold, leasehold, shared ownership, commonhold or another type of tenure
  • The physical characteristics of the property
  • The property type
  • Construction materials information
  • A list of available utilities
  • Electricity supply information
  • Details about water and sewerage provision
  • Heating information
  • Information on broadband speeds and mobile coverage
  • Parking information
  • Any known building safety issues
  • Restrictions and rights
  • Rights and easements, such as access rights or the right to have supply pipes and cables crossing neighbouring land
  • Flood risk and risk of coastal erosion information
  • Details of existing planning permissions and development proposals, including those in the local area that may affect the property
  • Details of any local mining or mining infrastructure

You may also need to provide copies of documents referred to in the form, such as guarantees, planning consents and flood risk information provided by third parties.
