Vida Homeloans Solicitor Panel

When you buy a property with a mortgage, it is important to choose conveyancers approved by your lender. At Lockings Solicitors, we are on the Vida Homeloans solicitor panel, meaning we can represent both you and Vida Homeloans in your property purchase.

By choosing solicitors authorised by your lender, you can avoid potential delays and additional expense. This is because using an unauthorised conveyancer means you would either have to switch to a different lawyer partway through your purchase, or your lender would need to instruct their own legal team, passing on the cost of this to you.

Our conveyancing solicitors are also highly experienced, meaning we can deal effectively with complications. Having lawyers with the ability to resolve legal problems is crucial if you want to avoid delays.

If you are looking for conveyancers on the Vida Homeloans solicitor panel, call us today. We offer a FREE initial chat so that you can ask us any questions you may have about buying or selling a property. Call us on 01482 300 200, email us at welcome@lockings.co.uk or fill in our Free Online Enquiry and we will call you back promptly. We have offices in Beverley, Hull and York and represent clients across the country in freehold sales and purchases. We also deal with leasehold sales and purchases and newbuild purchases for local properties.

Why choose Lockings Solicitors for your property purchase?

We move you quickly

We know that you will want to reach the exchange of contracts promptly, and we always work proactively to keep matters progressing. Where necessary, we will chase other parties, such as your seller’s solicitor, the estate agent, and, if you have a related sale, your buyer’s solicitor, to ensure they are on track and to follow up on any outstanding issues.

We deal with correspondence straightaway and always do everything possible to move transactions forwards efficiently.

Highly experienced conveyancing solicitors

Our property team members are exceptionally experienced. Should a legal difficulty arise, we will know how to resolve it and will take action to do so without delay. This can make a big difference to the time taken to buy a property. Using less experienced conveyancers who do not have the expertise to tackle complex issues can result in hold-ups.

We are on the Vida Homeloans solicitor panel

At Lockings Solicitors, we are approved by all major lenders and are on the Vida Homeloans solicitor panel. This means we can act for Vida Homeloans as well as you in your purchase. We will report to them on the property, confirming that it is good security for the loan, and order your mortgage advance from them once we are ready to complete.

Independent accreditation

We are independently accredited by the Law Society and hold their Conveyancing Quality Scheme award. This confirms that we meet their standards in legal advice, client care, and risk management.

How long does it take to buy a house?

The time taken to complete a house purchase can depend on several factors, in particular, the length of the chain. Everyone involved needs to be ready to go ahead before contracts can be exchanged. If there is a longer chain with several interlinked transactions, there could be a hold-up if someone is waiting for information.

Issues that commonly cause conveyancing delays include:

  • An outstanding mortgage offer
  • Waiting for survey results
  • The survey reveals a problem with the property
  • Complications with a property’s legal title
  • Waiting for replies to enquiries raised with the seller’s solicitor
  • Waiting for search results
  • Solicitor not instructed soon enough at the start of a transaction

Tips for a faster house move

Preparation can be key in reducing the time taken to complete conveyancing. This is particularly important if you are tying in a sale, as you will need to provide a range of information relating to the property.

If you would like us to act for you, speak to us now, and we can let you have the initial forms to complete. These will include a property information form, and you will probably need to find certain documents to accompany this, such as guarantees and planning consents.

We can also carry out the preliminary work we are required to do, including verifying your identity and putting together proof of funds.

As soon as you have a property to purchase, you should speak to your lender so that they can start processing your mortgage application and arrange for their valuation to be carried out. This is particularly important at busy times, for example, if they have a popular deal and are likely to have a heavy workload.

When your offer is accepted, you should instruct a surveyor promptly. Even if they are able to carry out the survey fairly quickly, it may reveal issues that result in the need to obtain quotes and negotiate an allowance in the price. Again, starting the process early will give you the best chance of avoiding delays.

Make sure that you have money ready to transfer to your solicitor so that the exchange of contracts can take place. It is usual to pay 10% of the purchase price when contracts are exchanged, and your solicitor will need cleared funds in place beforehand. If you are tying in a sale, the deposit on the sale can generally be used.
